Q. What type of contract do I enter into when I buy the home?

A. If it is a Leasehold home, you sign an agreement, which gives you a Lease expiring in 99 years or upon your death whichever first occurs. This is an agreement, which allows you to reside in the home for the rest of your life.

If it is a Freehold home, you purchase the home as part of a Community Titles Scheme and receive a freehold title.

Q. Does the monthly General Service Fee increase?

A. The fee is reviewed each year and takes into consideration any increases from the Consumer Price Index and Council rate increases. This is controlled by Government legislation.

Q. What are the legal costs in buying a home at Cooloola Waters?

A. For Leasehold homes the cost would be approximately $1,168.50 to cover preparation of the Residence Contract and Lease and registration of the Lease on the Title.

A. For Freehold homes the cost would be approximately $1,435.00 to cover preparation of the Residence Contract and mortgage and registration of the mortgage on the title. These estimated fees included government charges that are increased from time to time.

Q. May I have guests stay with me?

A. Yes you may for up to 2 weeks or longer with the authority and permission of the scheme operators. Grandchildren are more than welcome providing they are supervised.

Q. May I have a pet?

A. Yes. Approved pets are welcome. This is subject to the Resort’s by-laws.

Q. Am I liable for any additional charges?

A. No – other than your own electricity, telephone, contents insurance and maintenance of the interior of your home. More specific details are included in the Public Information Document. Freehold homeowners also pay their own rates direct to Council.

Q. Can I sell my home?

A. Yes anytime but only to a person eligible to reside in the Resort.

Q. What happens when I die?

A. The home goes into your Estate. The Resort will resell your home on your behalf within the terms of the Public Information Document.

Q. Can I change the design of my home?

A. Yes if it is being built off the plan. You will be able to choose the colour scheme and will be able to vary the design to some extent. A quote will be provided for any variation.
